NEWSLETTER GCV2 Issue 3 NEWSLETTER GCV2 October 2014 GOLDCREST VIEWS 2, JLT IN THIS ISSUE Dear Owners & Residents, Peace and Goodwill! We would like to take this opportunity to thank everyone for your untiring support in our constant endeavor to improve the living standard of GCV2. Having set a daunting target for 2014, many of the activities planned are underway. The reception revamp is complete and shortly, you will hear some soothing music playing at the common areas keeping up with the high standard of our tower. Meantime, the Garden, swimming pool and Gym are constantly monitored to maintain the facilities in good shape. A coffee/tea machine has been now installed in the reception area for the residents’ convenience. Further, maintenance of important components like lifts, fire alarms, essential utilities, etc. are constantly monitored to ensure that we minimize the risk of any breakdowns. We are keen to promote community living and interest groups for the residents of the tower. One of the initiative has been the recent set-up of the Green project team. Moving forward, we have taken a major step towards registering the Owners’ Association with RERA. If successful, this will mark a milestone in the journey of the property and that of the Owners. As aforementioned, the OA is keen that owners and tenants join us in our drive to contribute to the society by being more eco- conscious. An eco-friendly and sustainable tower will not only help reduce footprint but also target financial gain. More on this subject can be found in the pages to follow in this newsletter. The Management was glad to see some of you during the annual Iftar party held in July at the pool garden. We look forward to more of such occasions so that we meet and know each other as good neighbors. Finally, on behalf of OA Board, OA Management and facilities team, here’s wishing you and your near and dear ones, ‘Eid Mubarak’. A Committee to lead the green project for the building has been formally established on 16th September. Following its formation, a meeting was organized with Middle East Centre for Sustainable Development (MECSD), an organization who aims to promote change towards sustainable development.

The partnership with MECSD intends to assist GCV2 in attaining a Leadership in Energy and Environmental Design (LEED) certification. LEED is a rating system devised by the United States Green Building Council (USGBC) to evaluate the environmental performance of a building and encourage market transformation towards sustainable design. The system is credit-based, allowing projects to earn points for environmentally friendly actions taken during construction and use of the building. LEED was launched in an effort to develop a consensus-based, market driven rating system to accelerate the development and implementation of green building practices.

With the implementation of green practices, a massive energy and cost saving can be achieved by the property over the years.

Please support the green project, this will create a positive environmental image in the entire JLT Community. Also, GCV2 could be the first LEED Certified tower under residential category in GCC region.

The Committee is still accepting volunteers, if you are interested and committed to implementing green initiatives and promoting sustainability in our community please contact [email protected] and push forward your ideas into a reality.

We are delighted to announce that our property boast a healthy service charge collection rate!!

GCV2 has recorded a gross collection percentage of 97% for financial years 2012 and 2013 and 95% as at 31st August 2014.

We believe this great collection percentage is a testament to the efforts, dedication and quality of service we provide to our constituents all throughout.

Well maintained garden

All residents with bicycle/s parked at the basement parking of the building must register at the reception to obtain your license number to be able to use the stands. This aims to identify the rightful owners of individual bicycles and to safeguard from potential theft. The registration will run until 30th September, any unregistered bicycles following this date will be considered abandoned and will be disposed of. Thank you for your cooperation.

As a long-time Dubai resident, I have lived in so many places around town. From hotel apartments, to compounds, to skyscrapers, I’ve seen it all. But when I decided to move to GCV2, I was looking for a certain quality in the new place – feeling home! A place you can come back to after a long, exhausting day. The building is well-regulated, well-maintained, and well-controlled. This means that despite the fact that we have a very friendly and welcoming security team, no unwanted guests are allowed in. It’s a place where you and your family can feel safe. It’s also a family-friendly building. The staff always greet you with a smile, and after a while, they become true friends. And when you have a special request, the building management are accommodating and understanding, but

without compromising the strict rules which were designed to protect the tenants and ensure their safety and comfort.

I can imagine that running such a large facility must be a challenging job, but the people who work here are doing it well, and always with a smile.
