    2014, particularly intheupper north shore,the inner

    west and the west. The15 per centpricegrowthoflast year, however, is clearly

    unsustainable, particularly givenfading localandnational economiesand theprospect ofan oversupplied localinvestment market.Incomesand profitgrowthremainsubdued,employment levelsare fallingand inflation

    will keep rising as the dollar falls. All areheadwinds forhousing.Pricegrowthin 2014

    will probably be about half of that recorded in2013withmost occurringoverthefirst half.

    Zigomanispredictsgrowthof 7 percentto8 percentfor2014.Its notan overly

    comfortable levelof growthbut notenough totrigger anydownturnin themarket, he says.

    Thepost-Olympicprice risesof the early2000sare stillthe highwatermark of Sydneyhouseprices, Wilsonsays.Wewontgetnear that butcertainly its ina very solidsecond placeat themoment.

    Interest rates areexpectedto remainsteady. Therate-cutting cyclemay be overor closeto over. However, mosteconomistsarent expecting officialinterestratesto riseduring 2014, saysTim Lawless,head of RPDatas researchand analyticsteam.

    Perhapsthe mostbullish commentatorisSQMResearchsmanagingdirectorLouisChristopher. Hes predictingprice risesinSydneyof 15to 20per cent andnationalincreasesof7to11percent.

    Wereseeing recordnumbersof newbuilding approvals for high-rise apartmentsin Sydney,says Dr AndrewWilson,thesenioreconomistat AustralianPropertyMonitors.

    Thefloodof newstockshould easilybesoakedup though asthe increasingdesireparticularlyfrom emptynestersand youngprofessionals to livecloser to infrastructureandamenitiesmeans theunitmarketwillcontinue tobe popular,Wilsonsays.

    We are seeingcertainlymore owner-occupiers than we haveseen previously[buying]into apartments, saysRod Cornish,Macquarie Capitalshead of realestatestrategy. Ifyou lookbackovera decadeago,literally developerswere sellingto investors.

    Kim Hawtrey, associate director ofbuilding forecasting at BIS Shrapnel, saysabout 3000newapartments willcomeonlineinthe heart ofSydneys CBDin thenextthree years.

    Its a solid numberbut nota patchonVictoria where oversupply concerns have

    been raised over the more than 7000 newapartments expected in Melbournescitycentreduring thesameperiod.

    Across Sydney,7530 apartments are dueforcompletionin 2014, says SamNathan,director of strategic property consultancyCharterKeck Cramer.
