“I Went to the Kentucky Derby with Mucho Macho Man.” He will focus on how he got into horse racing, an overview of the horse racing industry, horse racing legislation in Georgia and, of course, Mucho Macho Man. Dean became interested in horse racing as a young adult and attended his first Kentucky Derby in 1976, and continued to attend every year for the next 22 consecutive years.Mr. Reeves is a native of Atlanta and graduated with a degree in busi-ness management from Georgia Tech, where he also played college

basketball. Upon graduating from Georgia Tech, he joined Reeves Contracting and, eventually, took over the company from the founder, his father, and has grown it to be a leader in the industry. In 1992, Dean was a founder of Gwinnett National Bank and served as chairman of its Loan Committee. He also volunteers as a driver for the American Cancer Society Road to Recovery Program, taking patients for their cancer treatments.In 2009, Dean and his wife Patti formed Reeves Thoroughbred Racing and, like many other owners in the horse racing business, they aspired to one day have a starter in the Kentucky Derby. They own Mucho Macho Man, who is one of the top thoroughbreds in the country, as part of Reeves Thoroughbred Racing. In 2011, he competed in all three Triple Crown races and came in third in the Kentucky Derby. Attend the March luncheon and find out how Dean made his dream come true.

Also, Storage Structures, a global leader as a self storage building supplier based in metro Atlanta, Georgia, will give a commercial presentation. Heath Mulkey is presi-dent of Storage Structures Inc. He has been involved in the storage industry since 1992 and is on the GASSA board member and is serving as the 2013 president. Heath obtained his business degree from Kennesaw State University in Kennesaw, Georgia. He has lectured at several state and national storage conventions and has contributed articles for storage trade magazines such as the Mini-Storage Messenger and Inside Self Storage Magazine. The GASSA has submitted a full revision to the current lien law, addressing changes consistent with other self storage laws around the country (Tennessee and Colorado) including email notification for liens and towing of abandoned vehicles. This bill has a very good possibility of being passed in the 2013 session of the legislature with the full atten-tion and support of our legislative committee as well as involved and invested self storage operators. As we have seen in the past few years, hurricanes, tornados and flooding have produced tremen-dous amounts of damage to homes and businesses. We spend so much time during the development stage of new properties trying to make sure everything is just right—the right unit mix, the right managers, the right software, etc.—but very little time making sure we have the right disaster response protocols in place. As you read this, consider these ques-tions carefully: Would your manage-ment team know who to call first if a tornado, fire or some other disaster occurred at your facility? Would they know what to do or who to contact if a meth lab were found in a unit? Would they know who was autho-rized to speak to the media if a TV news crew showed up? The national Self Storage Association sells its Emergency Preparedness Manual online.

“Based on the impact emergencies can have on independent self storage operators, SSA created this manual to provide valuable, step-by-step advice on how to reduce your vulnerability to an emergency through preparation as well as practical things you can do to get your business back on track as soon as possible if you are affected by a significant emergency. It focuses on planning ahead and includes sample lists and forms that will help guide you through the steps necessary to organize a planning meeting and create a comprehensive emergency preparedness program.”The manual sells for $149.50, which seems expensive, but it could very well be the best investment you make in your multi-million dollar facility. We strongly encourage every facility owner to review their emergency preparedness procedures and spend time with their management team to make sure everyone is on the same page should a disaster strike. State lien law updates are underway, and the SCSSA announced that we have sought out and have been awarded $20,000 in financial support from the SSA legislative fund for the 2013 cycle. This is a huge success for our association and for our industry statewide. This award is only a small indication of the massive effort underway in South Carolina to reform the laws affecting self storage in a major effort to bring them, and the industry, into the 21st century.We have also been hard at work to update the SCSSA website and the way we manage your association using that website and the software in it. It has been our goal from the start to run the association with an absolute minimum of overhead so that funds could go toward offering free educational lunches, trade shows and many other benefits. No self storage operator wants to conduct lien sales, but they are a necessary part of the rent collection process. Lien laws in 48 states and the District of Columbia grant to self storage facility operators the legal right to sell delinquent tenant stored property when rent is not paid.

The lien laws provide, in reasonably clear language, the steps that storage operators must perform prior to conducting a lien sale. However, the state lien laws do not provide clear guidance on the nuts and bolts requirements of actually holding a distressed property lien sale or public auction. This manual provides some of the forms that every self storage operator should consider as part of the

process in conducting a self storage lien sale. They can be used whether you conduct your own sales or retain an auctioneer to assist you.
