    Exterior Doors

    These guidelines apply to all exterior doors at the front, rear, and sides of the house,with emphasis on the primary entry door.(1) The objective of these Guidelines is tomaintain the character and appearance of the original architectural design theme of theexterior doors of the homes in Heron Lakes Estates as established by the originalhomebuilders.

    Size All exterior doors shall have a height within the range of 6-8 to 8-0 and theprimary entry door shall have a minimum width of 3-0. The size of the glassinserts in the primary entry door may vary.

    Location At least one exterior door shall be located on the front side of the housefacing the street and shall serve as the primary entry.

    Color/Finish The hardwood door stain of the primary entry door shall be natural wood colorhaving dark or medium shade mahogany wood grain finish or other approvedwood finish.

    (2)

    Harmony of Design Exterior doors must be in harmony with the exterior design and character ofthe house and other exterior doors and houses in the community.

    (3)

    Shape Exterior doors shall be rectangular in shape with squared-off tops.

    Glazing Glazing in the primary front entry door shall be non-colored decorativebeveled clear or textured glass with dark patina metal caming similar todesign to any of those shown in the attached catalog by Gulf & Basco.Glazing of any sidelites adjacent to the front entry door should preferably

    match the glazing used in the door. It is preferred that all front doors havesome amount of glazing consisting of decorative glass. Solid wood entrydoors are discouraged.

    Materials To preserve the architectural theme established by the original homebuilders,the primary front entry door shall be a quality manufactured solid wood stileand rail door made of mahogany or other approved hardwood with beveledglass inserts (lites).

    (6)

    Hardware Door hardware shall be in harmony with the architectural character of thedoor. Brass hardware is preferred.

    Number The house shall have one primary entry with a single or double exterior door.The number of secondary exterior doors is not limited. The number of glass

    inserts in the primary entry door is not regulated, but at least one glass insertper door is preferred.

    Appearance Exterior doors in public view shall be maintained in good condition. Primaryentry wood doors shall be maintained in good condition using a durablemarine-grade quality polyurethane sealer. Poorly maintained doors that theAssociation considers to be an eyesore must be replaced or restored to goodcondition.

    Burglar Bars Burglar bars are permitted only on the interior sides of windows in exteriordoors.

    (9)Preferably, any burglar bars that are installed on the inside of the

    windows should be hidden from view from outside of the house.

    RemovableAttachments

    Removable wreaths and other tasteful decorative door attachments arepermitted and do not require ACC approval.

    Storm Doors andScreen Doors

    Storm doors and screened doors that cover the primary entry door are notpermitted. Storm doors or screen doors may be installed on any other exteriordoors.

    Preapproved Doors Any of the doors manufactured by Gulf & Basco that are shown in theattached catalog are pre-approved by the ACC as primary entry doors.

    Notes:

    (1) Exterior garage doors are covered by other Architectural Guidelines.(2) For continued protection of the primary wood entry door, it is recommended to maintain the finish yearly using several coats of a

    quality marine grade spar urethane.(3) The final judgment of whether a door is in harmony shall rest solely with the ACC.(4) The metal that binds the beveled decorative glazing pieces together is called came.

    (5) Sidelites are tall narrow windows located on either side of the entry door that may be installed as part of the door framing systemor may be installed separately within their own frames and casing. Sidelites are not required, but are recommended to increasethe curb appeal and value of the home.

    (6) The original high quality mahogany wood front entry doors provided by the original builders have made the houses in HeronLakes Estates distinctive from the houses in other surrounding neighborhoods. Research by the National Home Valuation Studyhas also proven that an attractive front entry door can increase the homes perceived value by up to four to five times the cost ofthe door.

    (7) To help maintain the life of the wood primary entry doors, a covered entryway is recommended to minimize the doors exposureto rain and sun. As a rule of thumb, to obtain adequate protection, the roof overhang at the front entryway should extend outwardat least one-half the height of the entryway and a minimum of 3 feet on either side of the wood entry door.

    (8) The final judgment of whether a door is in good condition or an eyesore shall rest solely with the ACC.(9) Burglar bars are steel, iron, or other similar metal alloy bars, usually round or square in profile, which are cut to length and fixed

    to window frames to deter easy entry byburglars.(10) The front entry door is one of the most important visual elements of the appearance of the front of the house. Storm doors and

    screen doors are not in character with the architectural style of estate homes, which as expressed by the name of oursubdivision, are the style of the homes in Heron Lakes Estates. A house having a front entry with a storm door or screen door is

    not in harmony with the front entry doors of the other houses in the subdivision.(11) Storm doors and screen doors at the front entry of the house generally hide the beauty of the primary wood entry door. Stormdoors with glass panes may allow for some of the primary entry door to be seen, but glare or mirror-like reflections on the glasswill occur often when observed from different viewpoints and these distortions tend to obscure the primary door, Screens or tintedwindow panes also tend to hide the main door. The frame of the storm door or screen door will also hide a portion of the primaryentry door.

    (12) Installed storm doors with large glass panes that have western sun exposure can result in considerable heat buildup in the spacebetween the storm door and the main door that can potentially do more harm to the main door than the direct sunlight exposurethat would occur without the storm door. A dark-colored main door can exacerbate this heat buildup problem as it would absorbrather than reflect the suns rays. This greenhouse effect can damage the finish and weather-stripping of the main door, andmany wood decorative door manufacturers stipulate in their warrantees that the installation of a storm door would void theirwarranty.

    (13) The attached Gulf & Basco catalog was current during the time that most of the houses in the subdivision were constructed.Changes to Gulf & Bascos product line of doors may change from time to time, and any replacement doors that are not shown inthe attached catalog must be submitted to the ACC for approval prior to installing.
