2010 Annual Report
Making changes in our community!
MESSAGE FROM THE BOARD OF DIRECTORS
Over the last twelve months we have experienced many
achievements at Habitat For Humanity London. As a re-
sult of the hard work and the foresight of our previous
board, we started our year with a new management team
led by Jeff Duncan our new C.E.O.
We set a goal to serve 10 families in 2010 and I am
proud to say that with the hard work of Jeff and his team we reached our goal.
One of our most unique initiatives was our CAW “Hammer of Hope” Build at the John
Labatt Centre. We built a home in downtown London on a movable float. The home
was completed in one week and then transported to a site in east London. There were
week-long festivities to coincide with the build held at the downtown site. It was fun, it
was unique, and another family in need now has a brand new home”.
I would like to thank the Board of Directors, the many volunteers, our community part-
ners and donors for your contribution. Without you we could not have achieved our
goal of “10 families served in 10”.
Our goal for the future will remain the same: To provide safe, decent, affordable hous-
ing as a means of breaking the cycle of poverty.
Please join us and the hundreds of volunteers and donors who make it possible to ful-
fill that goal.

Habitat For Humanity - London
CEO Message 2010 was a big year for Habitat For Humanity London full of change, challenges, progress and growth. We had set an aggressive goal of 10 families served in 2010 and we made it because of our community of friends. We certainly did not have a conventional year with—2 house moves, our first Home at Last partnership with LSTAR, CMHC and the City of London, and lots of other events.
Habitat never builds for anyone, but “with”, as we work alongside families who need safe, decent affordable housing and “with” assistance from our community partners and volunteers. From government through to the faith community, there’s a genuine groundswell and focus on assist-ing us with our mission. I feel blessed to be working with such a caring group of people. I would like to express a special thanks to our Board Chair, Bill Graham and our Directors for their commitment and support!
While we were busy serving 10 families we were also going through a process of organizational change and development. Our Board continued its shift from Operational to one of Policy Governance with a focus on growth and quality of service. This means expanded responsibilities for the staff and a neces-sity to reorganize and strengthen our capacity.
So, as we reflect on the accomplishments of the past year, we also look ahead to the possibility that 2011 and beyond holds, to the transformation that’s possible when we come together honestly, hum-bly, respectfully—and for the sake of families in need of decent housing.
We will continue to improve the effectiveness of our programs while fostering and improving our part-nerships. We will revamp our communications strategy and focus on awareness of our work. In the interests of good stewardship we will pursue a position of environmental leadership while strengthen-ing and developing our build program and land acquisition strategy. We also believe that an expansion of our boundaries to include Middlesex, Oxford and Elgin counties makes sense so we will pursue this for 2012. To prepare we began organizing a 2nd “Adopt a home” project in Woodstock for a fall 2011 build. The Youth Build partnership with Libro Financial and Habitat UWO will unify youth from elemen-tary to post secondary in a goal of building a home every year.
We have inadequate Restore, office and meeting spaces to get the job done and provide our custom-ers, families and volunteers with the experience or support they deserve. We will therefore renovate and move our operations and original Restore to 40 Pacific Court. We will be opening a second Restore at 317 Adelaide St. S in 2011 to continue our model of supporting administration through this Social enterprise. While these facilities will be modest they will provide us with adequate, efficient space that will provide increased financial resources and be the engine for our growth.
Our commitment is to constantly move forward, adapt and find creative solutions to affordable hous-ing challenges, serve and provide more home ownership opportunities. Our success is the commu-nity’s success. With the ongoing support of our donors, partners, youth, Board and volunteers, Habitat London will meet these commitments and be ready for the challenges and achievements ahead in 2011 and beyond.

2010 AGM ReStore Report From a Restore perspective, one word can describe 2010 - challenging. Like being challenged to a foot-race by a lesser runner, the ReStore team started the year strong, confident that we had the superior resources and would accomplish our goals by finishing first. As the year wore on however, obstacles on the course made the race more difficult and while the results on the year were very positive, the team fell just short of reaching its set goal of 900,000 in sales. As the manager of Habitat for Humanity London Restore, I have enjoyed the challenge of running this enterprise from the moment I stepped into the role. The focus of the affiliate strategic plan served to define and shape this challenge more clearly than ever before. Subsequent reviews have clearly laid the path before us and it is game on! The Restore continues to be the face of HFH London to the community. Staff and volunteers clearly observed first hand the results of the affiliate's increased build activity by a heightened level of aware-ness of our organization. Opportunities continue to present to the ReStore despite economic conditions, demand for our service and products continues to grow, and we continue to plan for growth and expan-sion. Volunteer enrollment and participation reached new levels. Key donors and many, many businesses, contractors, and individuals from the London community continue to provide incredible support. Significant improvements to the employment package, initiated under the leadership of our CEO Jeff Duncan, were welcomed by our dedicated and long serving staff. Finally, thanks to Habitat for Humanity London Inc. for their confidence and support for the ReStore in London. It fulfills many roles for many different kinds of people in the London community along with generating funds for the work of our organization. It is a daily thrill and a rewarding challenge, even after 12 years, to come to work as the manager of the Habitat for Humanity London ReStore.
