Limitations of Your Inspection

Your inspection and report are based upon the conditions of the home that existed at the time of theinspection. This inspection is not a code compliance inspection. Your inspection is not intended to reflectthe value of the property, nor make any representation as to the advisability or inadvisability of purchase.General repair estimates may have been discussed during the walkthrough portion of your inspection, but ifprovided, they should be considered approximations at best and must be confirmed by quotes fromqualified contractors.

All homes have some defects and it is our goal to identify as many of these as is possible during theinspection period. However, the inspection is not intended to be technically exhaustive and therefore,cannot guarantee that every defect was discovered. This is due primarily to time constraints, but also toweather conditions, and inaccessible / concealed areas. No destructive analysis, or technical testing isperformed during the evaluation.

A complete list of items that are and are not inspected is available at our website - The NAHI Standards ofPractice. Some of these limitations include the following:

• No tests are performed to determine the presence of airborne particles such as asbestos or noxiousgases (i.e. formaldehyde, molds, mildews, toxic / carcinogenic / malodorous substances) or otherconditions of air quality that may be present.

• No test for lead products is performed.

• No representations as to the existence of abandoned well(s), septic system(s), or underground fuelstorage tank(s) are made.

• Hazardous wastes are not part of the inspection.

• The quality of drinking water is not a part of this inspection.

• No tests are performed to determine the presence or absence of rodents and insect pests.

• All cosmetic conditions, such as carpeting, vinyl floors, wallpapering and painting are also excluded.

HOUSE EXTERIORMETAL / VINYL SIDING:GAPS: Caulk should be applied to some of the vertical j-channel / window joints and the vertical j-channel / door joints.

EXTERIOR DOORS:STORM DOORS: The storm door does not consistently close completely.

HOUSE ROOF SYSTEMSTRUCTURE & SOFFIT AREAS:EAVES: A buildup of ice exists at one portion of the front side overhang / eave (above master bedroom area). The exact reason forthis was not determined (possibly due to large amount of accumulating snow at this location - from drifting snow). See AtticSection for more details.

ATTICROOF SUPPORT SYSTEM CONDITION:PLYWOOD/OSB SHEATHING: Moisture stains exist on portions of the roof sheathing / drywall (above the master bedroom area). This indicates thatleakage has occurred at one time. No signs of active wetness were found during the inspection, but as mentioned earlier,evidence of ice build-up exists at the eave area - below this location. This suggests that the stains were caused by previousice dam activity. No obvious concerns were identified inside the attic space, but future leakage could recur.

BEDROOM OUTLETS: Moisture streak stains exist below one bedroom outlet - in the childs bedroom - (below a window at the front side of thehome). Corrosion also exists on some of the screws at this receptacle. The exact source of this was not determined duringthe inspection, but condensation build up from cold air leakage is one possibility.

HEATING & COOLING SYSTEMSFURNACE CONDITION:OVERALL CONDITION: The furnace has aged and there are no signs that the unit has been tuned-up for several years. In this case, no signs ofproblems were found during the inspection, but I suggest that you hire a licensed heating contactor to perform a "safetycheck" and tune-up before you use the system.

PLUMBINGDISTRIBUTION PIPES:WATER SOFTENER: A water softener has not been installed. Note: When softeners are not used in homes with hard water, damage to thefixtures and distribution plumbing can result (i.e. scale buildup, leaks, etc.). Consider testing the water to see if a softener isneeded (stores that sell softeners will do this for no charge).

WATER HEATER:TANK (Gas Unit): The tank makes a rumbling / cracking noise while operating, which is usually caused by an excessive buildup of sediment onthe bottom of the tank. The sediment can be the result of 1) hard water deposits, or 2) a deteriorated anode rod. In somecases, the sediment can be professionally flushed out of the tank.

KITCHENAPPLIANCES & VENTILATION:DISPOSAL: Debris exists inside the disposal, which must be removed. In this case, the unit is also partially clogged (water backs out ofthe drain when the dishwasher is draining).

BATHROOM(S)DRAIN & VENT PLUMBING:BELOW BATHTUB: A leak was detected in the drain plumbing - below the first floor bathtub. This leakage was found with the use of an infraredcamera - from inside the furnace room (see photos) and the wetness was confirmed with a moisture meter.

Wetness below bathtubs is usually caused by leakage at the overflow drain, or the p-trap. Further evaluation will be neededto determine the exact source. In this case, an access to the drain plumbing must be installed before a repair can be made.

PLUMBING FIXTURES:SHOWER HEADS: A leak exists at the shower head (first floor bathroom).

BEDROOMSWINDOWS & DOORS:INTERIOR DOORS: A door does not fit its frame properly.

SMOKE / CO DETECTORS:CARBON MONOXIDE DETECTORS: A CO detector is not located near the sleeping rooms. As of Fall of 2008, new codes require detectors within 10 ft. of allbedrooms. Note: I suggest that you purchase a detector that has a peak level button. This feature allows you to periodicallycheck the maximum CO reading in the home, simply by pushing a button on the detector.

My evaluation of the exterior of the property conforms to the NAHI standards of practice. Thisinspection is not intended to address or include any geological conditions or site stabilityinformation. For information concerning these conditions, a geologist or soils engineer shouldbe consulted. Any reference to Earth grade is limited to the areas around the exposed areas ofthe foundation. ASPHALT DRIVEWAY: Portions of the driveway have settled (near garage floorslab). Settlement of hard surfaces is common and is oftenthe result of inadequately compacted backfill. This occurswhen builders fail to compact the soil enough before layingthe slab/asphalt. Settlement eventually occurs, which thenresults in cracking of the materials.

SIDEWALKS: A crack exists in the front walkway.

DECKS:

JOISTS: The deck is supported by cantilevers rather than supportposts (joists extend through the wall of the home).

LIMITATIONS:

TOWNHOME: When purchasing a town home or condo that is part of an association, it is recommended todetermine what types of repairs the association is responsible for and what repairs are yourresponsibility. Additionally, you should find out if there is someone on-site who can makecertain repairs, or if there are specialists that can be referred, if necessary.

I also suggest that you check with the association to see if there are any scheduledassessments that may be applied in the near future. For example, does the association havefunds allocated for the next roof replacement?

TOWNHOME: My evaluation of the roof coverings, the components and drainage systems conforms to theNAHI standards of practice. I access every roof unless I feel it is unsafe to do so. The roofevaluation determines if portions are missing, deteriorated and/or subject to possible leakage. Every roof is only as good as the waterproof membrane beneath it. Since the underlayments,flashings and decking are hidden from view, they cannot be evaluated. The roof is notdisassembled during the inspection, so only surface areas are reported. My review is not aguarantee against roof leaks, nor is it a certification. Also note: certain attached roofaccessories, such as solar systems, antennae, and lightning rods are not observed.

Inoperative light fixtures often lack bulbs, or havedead bulbs installed (light bulbs are not changed during the inspection, due to time constraints).Motion lights are not tested for operation. Cover plates are rarely removed. Time-clock motors

are not tested for operation. Low voltage systems - wiring that is not a part of the primaryelectrical distribution system - is not tested. Also, over current devices (other than ground faultcircuit interrupters) are not tested. Remember, the power to the entire house should be turnedoff prior to beginning any repairs, no matter how trivial the repair may seem.

In this case, no signs of problems were found during the inspection, but I suggest that you hire alicensed heating contactor to perform a "safety check" and tune-up before you use the system.

The combustion chamber is sealed. Therefore, 0% of the burner chamber was viewed.

AIR CONDITIONING:

INSPECTION CONDITIONS: The system was not viewed in operation because the outside air temperature was not above 65degrees for at least the last 24 hours. You should never operate your air-conditioner under thesecircumstances. Liquids inside the compressor become thicker at lower temperatures. Theoperation of the air-conditioner under these circumstances can result in damage to thecompressor, or the compressor seals. In many cases, this damage will not manifest itself forseveral hours, or days.

APPROXIMATE AGE: The air-conditioner is approximately 11 years old. Averagelifespan: 20-25 years.

EVAPORATOR COIL(INTERIOR):

The indoor coils were not accessible and were not viewed.

LIMITATIONS:

TOWNHOME: The plumbing system is inspected in accordance with the NAHI standards of practice. Sinceshutoff valves are operated infrequently, it is not unusual for them to become stuck in place overtime. Stuck valves can leak or break when operated after a long period of inactivity. For thisreason NO shutoff valves are tested during the home inspection. Corrosion is very common atpipe joints and is often not reported.

Many portions of the plumbing system are not visible during a standard inspection. Thisincludes: underground supply and drain pipes, septic systems, and all plumbing that is locatedbehind walls, floors, or ceilings. Plumbing leakage is a major part of your inspection. Duringthe inspection procedures, all fixtures are operated for at least 10 minutes at each location (andoften much longer) and the areas under these fixtures are inspected for signs of leakagewhenever it is possible to do so. However, there ultimately is no way to guarantee that all leakshave been located, or that future leaks will not occur.

MAIN PUBLIC WATER SUPPLY PIPE:

LOCATION: The main interior water shut-off valves are located in thefurnace room.

pipes is commonly confused with water volume, but whereas high water volume is good, highwater pressure is not. BELOW BATHTUB: A leak was detected in the drain plumbing - below the firstfloor bathtub. This leakage was found with the use of aninfrared camera - from inside the furnace room (seephotos) and the wetness was confirmed with a moisturemeter.

Wetness below bathtubs is usually caused by leakage atthe overflow drain, or the p-trap. Further evaluation will beneeded to determine the exact source. In this case, anaccess to the drain plumbing must be installed before arepair can be made.
