Editorial Dear Members of the Central Park family With this issue of Clean Initiative-4 it appears that our communicative track has been laid firmly. We did re- ceive valuable feedback and encouraging remarks from the readers. With visible signs of recovery in real estate sector as indicated by monetary policy and easing of liquidity in banking system, the housing sector is expected to get further demand in coming months. Having completed below the ground activities on time, the momentum at site was not affected by monsoon showers and we are moving ahead as per schedule. We took yet another initiative in ‘Greening Central Park’ by participating in the “Sowing Remembrance” Clean Circle Campaign of our Project Manager, Clean Energy Development Bank at Jal Binayak, Chobhar. Residents of Central Park sowed sapling which would be relocat- ed to Central Park on possession by residents. n sunny Saturday morning of 7th Aug 2010, Central Park family marched to Jal Binayak, Chovar to plant sapling as part of Greening Central Park. The event was part of "Sowing

Remembrance" Clean Circle Campaign of our project Manager Clean Energy Development Bank Ltd.

The event involved tree plantation by more than 700 nature lovers including residents of Central Park.

Based on the preference of participants’ two varieties of Saplings - Murraya Paniculata (Kamini) and Sortunela Japonica (Muntala) were planted. These plants require average sunlight during the day and grow up to 4ft height, apt for environment inside Central Park apartments.

We would be nurturing the sapling till the time they are relocated to Central Park. For those who missed the event, we have planted the sapling on their behalf. The next time when you pass by the Chovar area, do visit the plantation site and feel the nature for yourself.

underway. With the cushion of Jasmine and Tulip, Lily’s foundation is being laid.

We were able to complete most of the below the ground activities before onset of monsoons. This helped us in keeping our momentum at site. The partitions for rooms inside the apartments is underway in Orchid and you can now see for yourself how your apartment would look like. We plan to partially furnish one of the apart-ments so that you can understand what lies in your dream home, well in advance. The site was cleared from the excavated earth during the period and further men, material and equipments were mobilized to cater the work load of all four tow-ers. “Penthouse are rep-lications of a villa on a tower,” says Sanjay Ladsaria, executive director at Clean Developers (makers of Central Park). According to Lad-saria, there are various exclusive criteria for a standard penthouse. He is of the opinion that it is ma-datory for it to be located on the topmost floors of high rise build-ings with a sky terrace and an open garden. He says it should primarily be a duplex, but could be single levelled too. It must have private entrance and an elevator. It should have separate family; master and guest areas, family hall, master bedrooms and guest lounge. Penthouses mani-fest perfection in all aspects. Every minute detail, from interiors to the finish, is given a flawless touch. Most penthouses in Kathmandu have special features, ranging from splash pools to custom made gardens. Apartments, which is located in Bishalnagar, is currently under con-struction and will be completed by the end of 2011. It showcases living with substantial energy and water savings and is the only green proj-ect in the country. Towering to 14 floors, Central Park will comprise of eight penthouse with duplex arrangments. The penthouse will span an area exceeding 4,500 square feet; the lower floor will have three bedrooms, living/dining, kitchen, helper unit, terrace and a splash pool. The higher floor will consist of two master bedrooms of more than 300 squre feet each and family lounge. The bathrooms will have high-end designer fittings includeing shower cubicle, bath tub, concealed cisterns and counter mounted sinks. Moreover, pent-houses offer a spectacular view of the city.

Housing and apartment developers, consid-

ering the increasing local migration and the

zeal for an independent life among the new

generation have already started projects of

studio apartments, a concept still alien to

most Nepalis. “But this trend will surely

gain momentum due to its practicality and

low economic costs,” says Ashish Garg,

director at Clean Developers.

“The over populated city cannot support

and accommodate the increasing local

migration. Thus, the necessity will auto-

matically create demands for economic

housing,”says Garg.

“If an earthquake occurs, 60 to 70 per cent of buildings will be damaged in Kathmandu city.”

There is concen-tration in the main core areas which lack open space. Even rescue teams would have difficulty operating in these concentrat-ed areas.

The building code states that 50 per cent of area should be open in high rise residences. “Although the laws are strict, there are no evacuation plans and af-termath occurrence plan. The government should make this mandatory,” opines Ashish Garg, director at Clean Devel-opers.

In this aspect, Green Bank strives to balance Design and responsibility.

Bank branches are normally service oriented; welcoming a lot of customers everyday akin to the movable money shops in ancient days, whereas a headquarter tries to establish itself as a land-mark to gain a high corporate image comparable to the banks housed in ancient fortified palaces. Since the “GrEEN BaNK” consists both of these archetypes, the tactful synchronization be-tween these two forces was a challenges in the design.

“Just six months ago, the

real estate business was

booming because banks

were offering attractive in-

terest rates and 80 to 90 per

cent of the total cost of the

property was being paid by

banks,” says Ashish Garg,

This demand is due to

remittance. “We have

prices,” says Garg. Prices

of cement, steel and other

raw material have not de-

creased, given that they

are imported from India.

But their demend has defi-

nitely decreased. However,

the supply of labour has

decreased due to labourers

migrating overseas, mostly

to Gulf countries. “Kath-

mandu has reached a stage

where it has to grow verti-

cally and not horizontally.

The city has become a hub

for people from all over

the country and the infra-

structure is insufficient to

accommodate all of them,”

says Garg.
