Happy New Year and welcome to the first edition of the review.The review is a chance to tell you a little bit more about who we are and the work we do as a housing association and housebuilder.

Radian is one of the south’s leadinghousing providers, employing over 800staff and providing nearly 21,000affordable homes in Berkshire,Buckinghamshire, Dorset, Hampshire, Isleof Wight, Surrey, Sussex, and Wiltshire.Radian, however, is much more than asocial housing provider. We also offera number of other services including:

• Market sales and lettings through Radian Homes

• Private rented sector homes through SMART.

• Our own in-house construction arm, Radian Build

• A dedicated Employment, Supportand Training team

More information on all of these services will be included in future editions of the review.

We have recently published our Annual Review for 2015/16 and have included some of the key highlights below.

Like all of those in our sector, we have faced some challenges over the last year. Changes in Government policy, such as the rent reduction and new Voluntary Right to Buy, impact on our strategic goals. However, we are facing these challenges head on; they have helped us think differently and much smarter about our strategic goals and our successful financial year 2015/16 shows our ability to adapt in changing environments.

About the siteWest Street, Havant, is an attractive development of 24 homes, completed in August 2016. The site was purchased by Radian and built by Balfour Beatty.

The development includes the retention and refurbishment of the listed Henry Jones building, the former home of Havant Glove Factory and part of the Havant Heritage Trail. The building had previously been empty for two years.

The names of the flats and road, Charter House and Liberty Close, were suggested by Havant Borough Council to reflect the 800th anniversary of the Magna Carta as the parchment for it was made in Havant.

About the developmentThe development comprises 24 affordable homes for rent:

• 6 x one bed flats for affordable rent

• 2 x two bed flats for affordable rent

• 16 x three bedroom houses for Rent to Buy

Rent to Buy is a Government scheme designed to help people buy their first home. Residents have the option to purchase their property after seven years of occupation, giving them time to save for a deposit.

The development was funded in part by Homes and Communities Agency grant and the Recycled Capital Grant Fund.

The scheme comprises an investment of over £4.2m into the local economy.

Wellbeing WagonNearly 12 months ago, the Wellbeing Wagon hit the road for the first time as a mobile community service. Launched in partnership with Health Watch Hampshire and CCS Mechanical & Electrical Services, it brings health professionals and public health campaigns directly to people to encourage them to take greater control of their health and wellbeing.

The Wellbeing Wagon has already notched up plenty of achievements in its first year:

• It has attended 25 Radian events and been invited to four further events as a special guest.

• It has received several award nominations, including for Community Innovation at the National Pharmacist Awards.

• 39 partners have been involved in Wellbeing Wagon events, including Tesco, Lloyds Pharmacy, Slimming World and the Stroke Association.

• 86 people have been seen by a health professional at our events.

• In an exciting first for Radian, the Wellbeing Wagon was used by the NHS at the New Forest Show.

After a hugely successful year, Radian’s Wellbeing Wagon is looking to achieve bigger things by reaching out to partners who may benefit from hiring its services.

Residents’ feedback on the impact the Wellbeing Wagon has had on their lives has been very positive, with many stating that it was a great help to have services on their doorstep rather than having to wait for appointments or travel a great distance. Others say that advice has spurred them on to make active changes in order to improve their health.

Sid Dajani, a pharmacist from our partner Wainwrights, who are great supporters of the Wagon, said: “The Wellbeing Wagon is unique in that it goes to people so we have the chance to see those who may not have seen a health professional for many years. I have advised on health problems and healthy lifestyles and referred people on to register with GPs or visit local pharmacists. For me, the Wellbeing Wagon is innovative and much-needed.”

In 2017, Radian hopes to attend even more events and reach more people who would benefit from what the Wagon has to offer. It is available to any group, organisation or business who may wish to use its services for any kind of event. Radian is delighted that this service is now available to help even more people than before.

Coming up next quarter • The first phase of our flagship development Quebec Park in Bordon, East Hampshire

was launched in December 2016. First reservations have already been made and we look forward to launching further phases over the coming months.

• Our Employment, Support and Training Team have been awarded a Solent Community Grant which will enable us to run the ‘Go Your Own Way’ self-employment programme.

• The Men’s Matters group in Windsor has been shortlisted for the TPAS Excellence in Community Action Award. The group was set up in 2015 to tackle social isolation in men over the age of 50 and offers members the chance to learn new skills, gain confidence and meet new people. So far Men’s Matters has run workshops on a range of activities including cookery classes, computer skills sessions and drawing and painting courses. Options for a permanent space to run the group from are currently being explored.

• The Community Involvement team have secured a joint funding application of £15,000 with the University of Southampton to deliver sessions aimed at tackling social isolation through the promotion of local history.

Health and Wellbeing Forum Radian understands that health and housing are intricately linked and so we created a Health and Wellbeing Forum to develop the ties between these two sectors and make sure our residents’ voices are heard.

The Health and Wellbeing Forum aims to:

• Develop partnerships with external groups or agencies that will help Radian and Radian’s residents

• Raise the profile of, and assist with where possible, the work Radian does to support the health and wellbeing of our residents

• Attract new members to the forum who can bring a wider range of knowledge and experience, including external members

• Continue to ensure residents’ views, opinions and needs are heard by Radian in relation to health and wellbeing issues

Since April 2016 the Health and Wellbeing Forum has been making sure Radian works effectively to support people with health problems and consults on any changes that may impact them. The Forum has been building partnerships with the health sector including relationships with local Healthwatches, health charities, and pharmacies.

The Forum has supported several events (including a Macular Degeneration Weakness event, a Mental Health Awareness Day event, Sheltered Scheme Open Days and Wellbeing Wagon events) and has been promoting campaigns on behalf of other groups (Andover Mind, Dementia Awareness, Healthwatch and the NHS flu jab campaign).

We will continue to develop the Forum so it can act as a link between Radian, our residents, and the health sector and provide benefits for all.
