2.7 (1) The dock was visually inspected from the top of the dock. The dock has wood that needs to be replaced and there isvisible barnacle build up on the seawall and posts. The post above water need to be treated with an oil based sealer. Theunderside of the dock, the piers below water or anything else below the water line was NOT inspected. If a complete andthorough inspection is desired, recommend to have further investigation by a qualified licensed dock contractor.

(1) There is erosion of the soil around the concrete pad on the left side of the house. Recommend adding soil orlandscaping resistant to erosion.Work should be performed by a qualified landscape contractor.

2.5 Eaves, Soffits and FasciasInspectedThe soffit panels at eave on the left side (facing front) has vegetation growing from soffit. Further deterioration mayoccur if not repaired. A qualified person should perform work..

2.7 Dock & LiftsInspected(2) Inspecting seawalls are beyond the scope of a home inspection. The seawall has a crack and appears to havesome repairs. Recommend an inspection of the seawall by a qualified licensed seawall contractor.

6. Plumbing System6.1 Plumbing Water Supply, Distribution System and Fixtures

Inspected(1) The toilet is loose and needs to be secured at the master bath. Repairs are needed A qualified licensed plumbershould repair or correct as needed.

lighting fixtures, switches and receptacles located inside the house, garage, and on the dwelling's exteriorwalls)Inspected(1) Gas generators are beyond the scope of a general home inspection. If a complete inspection of the system isdesired recommend a qualified gas generator specialist perform the work.(2) The light fixture is damaged at the in the rear enclosed lanai. Wires are in contact with sharp metal. Electricalissues are considered a hazard until repaired. A qualified licensed electrical contractor should perform repairs thatinvolve wiring.

8. Heating / Central Air Conditioning8.7 Cooling and Air Handler Equipment

InspectedThe ambient air test was performed by using thermometers on the air handler of Air conditioner to determine if thedifference in temperatures of the supply and return air are between 14 degrees and 22 degrees which indicates thatthe unit is cooling as intended. The supply air temperature on your system read 71 degrees, and the return airtemperature was 80 degrees. This indicates that the unit is NOT cooling properly and a licensed Heat/Air contractorshould inspect for cause or problem.

9. Insulation and Ventilation9.4 Venting Systems (Kitchens, Baths and Laundry)

InspectedDryer vent is vented into crawl space. The ductwork should be run to the outside. Lint should not be ducted into thecrawl space.
