• Always ask the consumer if he is in a current, valid
representation agreement
• If representing a buyer, disclose your relationship at
first contact to the seller/seller’s agent, then do it in
writing prior to writing the offer
• If property is unlisted, you are buyer’s agent and you
expect compensation from seller, let seller know at
first contact. Follow up with written confirmation of
