    In the early 1990s, the town of Addison, Texas partnered with RTK L to

    identify a unique personality for the Dallas suburb. The result was the

    transformation of an 80-acre site into a hub of community living forAddisons residents. Respecting the towns moratorium on garden-style

    apartments, RTK L created a high-density urban district that supports 3,500

    residential units and up to 4,000,000 SF of office, hotel and retail space.

    More importantly, a pedestrian-friendly street grid, a series of public parks

    and a landmark sculpture define an outdoor focus for the development.

    Addison Circle exhibits several of the key features of the New Urbanism:

    The whole development is easily walkable. Buildings are close to the street,

    defining sidewalks and parks as usable civic spaces. Streets are narrow andform distinct city blocks. Most parking is hidden from view. Residential and

    commercial uses coexist next to and on top of each other.

    This award-winning district is a groundbreaking example of a public-private

    partnership that has produced a sustainable alternative to suburban sprawl.

    The Northwest Corridor of Irving, Texas, is a critical link in the effort to

    promote transit-oriented development and establish rail connections

    between DFW International Airport and downtown Dallas. With decades ofexperience in planning and designing transit-oriented developments, RTK L

    provided the client with the know-how necessary to carry out a project of

    such grand proportions. The resulting mater plan organizes development

    around the Dallas Area Rapid Train (DART) alignment and favors higher

    densities, pedestrian-oriented street grids and mixed-use, around-the-clock

    activity.

    Land use, rail alignment, station location and placemaking drive the

    Northwest Corridor master plan. Within the plan, RTK L has designated

    different types of developments for different locations to ensure a diversityof offerings and prevent competition between z ones. These development

    types include: the sports/entertainment district; the corporate/residential

    campus; the transit mall; and the transit village. Designed to accommodate

    phased development, the Northwest Corridor master plan will provide for

    contextually appropriate infill and redevelopment in and around several

    areas of strategic importance, including Texas Stadium, the Cistercian

    Property, the University of Dallas and the Las Colinas Urban Center.

    The City of Richardson, Texas, sought a new arts center to provide a civic

    cornerstone for an emerging urban core in North Texas technology district.

    Designing for a small site joining a new two-acre public plaz a, a new DARTlight rail station, a hotel, and several mixed-use buildings, RTK L responded

    to challenges of orientation, a fast-track design and construction approach,

    and a modest budget.

    Designing a complex exhaust system also minimized the impact of lower-

    level restaurants on upper-level apartments. A U-shaped building surrounds

    an open plaz a for readings, concerts and kiosks in the summer, and atemporary ice rink in the winter. The plaza links a residential neighborhood

    to the west, a metro station to the east and a food court at the adjacent

    Fashion Centre at Pentagon City, creating an inviting Main Street-inspired

    location to shop, gather and live.

    After more than two decades as a suburban residential community, the

    town of Reston, Virginia commissioned RTK L to develop the urban core

    envisioned in its 1961 master plan. RTK L produced the master plan for the460-acre town center z one and, in an invitational competition, also created

    the winning design for an 18-acre mixed-use urban center as well as the

    design of a hotel.

    In order to create a flexible framework for Restons continued growth, the

    master plan incorporates positive aspects of both urban and suburban

    development including pedestrian-scaled streets, defined open spaces,

    ample parking and a rich mix of uses organized into a grid of streets.

    Located at the edge of the town square along the main thoroughfare, the

    open-air pavilion is used for ice skating in the winter and for concerts,

    festivals, receptions and other events during the warmer months, as theenclosure can be raised and lowered. Both as a sculptural object in space

    and a focal point for the activities enjoyed there, the award-winning pavilion

    helps create a memorable urban vitality.

    Forty-four feet in height, the 60-by-100-foot pavilion consists of a permanent

    ice rink, exposed steel, glass, and aluminum structure, and a cantilevered

    skylit roof. The pavilion also incorporates retractable sun and acoustic

    shades. The pavilions structure and form are evocative of nineteenth-

    century European exposition hall architecture and complement the

    surrounding RTK L-designed buildings.

    Two primary focal points create people places within the new

    development. Silver Circle is a leisure and entertainment hub featuring the

    refurbished Silver Theater, storefront re tail and sidewalk dining. Adjoiningthe second hub, the Town Square is a versatile new civic building and the

    forum for public meetings and functions. Just north of Town Square are

    152 units of new attached housing, and at the southern end of the site, a

    hotel and office building anchor the development. Three new parking areas,

    including a multi-level structure adjacent to the hotel and office building,

    accommodate a total of 4,000 vehicles.
