While opportunities for new built form are identified, the established residential street context is identified as highly valuable and worthy of enhancement. These aspirations have been incorporated into the Public Realm and Landscape Proposal for 60 Cremorne Street. Swan Street Structure Plan The Swan Street Structure Plan (January 2014) includes the below Vision Statement for the Swan Street Activity Centre as established by the Swan Street Stakeholder Group: “The Swan Street activity Centre is home to a rich mix of activities providing choice and diversity in living, working, playing and learning. It is a vibrant, gritty and eclectic urban community where people connect.” The Structure Plan is a high level strategy document which recognises that Swan Street is an eclectic variety of unique Precincts which combine to create a great place that is more than a sum of its parts. The Plan comprises a Vision and Urban Design Principles which are articulated through The Framework Plan and The Precinct Plans. The Framework Plan illustrates how the development of each Precinct will contribute to the overall spatial framework for the Swan Street Structure Plan Area. It envisages a well-connected and accessible place that is pedestrian and cycling friendly; has strengthened connections to public transport and public open space; includes new public spaces that are welcoming and connected and contribute to the sense of place; and makes improvements to the existing public realm. The landscape architectural and public realm proposal for 60 Cremorne Street reflects the guidance provided by the Framework Plan, particularly under the core themes of “Public Spaces” and “Access and Movement”. The Precinct Plan includes a Vision for each of the Precincts which contribute to achieving the overall Swan Street Vision. 60 Cremorne Street is located within the Cremorne Mixed Use Commercial Precinct. The anticipated character is a diverse employment and education area incorporating artistic and creative industries within an active area of high pedestrian amenity and great facilities for bikes. The anticipated character of the Cremorne Mixed Commercial Precinct has been considered and reflected in the landscape architectural and public realm proposal for 60 Cremorne Street. 60 Cremorne Street is identified as one of a number of ‘Significant Redevelopment Sites’ within the Swan Street Structure Plan Area and shares its Cremorne Street frontage with The Kangan Batman TAFE Sub-Precinct. Active building frontages and clear pedestrian connections are encouraged. The nature of this educational use and the opportunity for positive engagement with the broader community has been embraced by the Public Realm and Landscape Proposal. Cremorne and Church Street Precinct Urban De-sign Framework

The Cremorne and Church Street Precinct Urban Design Framework (September 2007) encourages development and activities that contribute to Cremorne’s character and sense of place; improve public realm quality and better connect Cremorne with surrounding areas. While opportunities for new built form are identified, the established residential street context is identified as highly valuable and worthy of enhancement. These aspirations have been incorporated into the Public Realm and Landscape Proposal for 60 Cremorne Street.

Swan Street Structure Plan

The Swan Street Structure Plan (January 2014) includes the below Vision Statement for the Swan Street Activity Centre as established by the Swan Street Stakeholder Group:

“The Swan Street activity Centre is home to a rich mix of activities providing choice and diversity in living, working, playing and learning. It is a vibrant, gritty and eclectic urban community where people connect.”

The Structure Plan is a high level strategy document which recognises that Swan Street is an eclectic variety of unique Precincts which combine to create a great place that is more than a sum of its parts.
