THE WEATHER HAS BEEN EXTREMELY COLD FOR PANAMA CITY WITH TEMPERATURESIN THE UPPER TWENTIES FOR MOST OF THIS WEEK. IT IS UNPRECEDENTED FORFREEZING WEATHER TO LINGER THIS LONG, AND THE FORECAST IS CALLING FOR 21DEGREES SATURDAY NIGHT. WE'RE ALL GLAD TO SEE 2009 RING OUT AND ARELOOKING FORWARD TO AN IMPROVED RENTAL SEASON FOR 2010. WINTER VISITORSHAVE BEGUN TO ARRIVE ALTHOUGH FEWER THAN LAST YEAR. RENTALS WERE DOWNFOR 2009

THE REPLACEMENT OF 15 ENTRY DOORS AND FRAMES HAS BEEN SUBSTANTIALLYCOMPLETED WITH THE EXCEPTION OF FINAL PAINTING ,INSULATION, AND INSIDE TOUCHUP . ANY OWNER WISHING TO ORDER A NEW DOOR AND FRAME PLEASE DO SO BEFOREFEBRUARY 15TH WHEN A 2 D ORDER WILL BE PLACED . PRICING WILL BE DETERMINEDBY # OF UNITS ORDERED, ESTIMATED COST 2450.00 .

THE ISSUE OF REROUTING OUR GARBAGE SERVICE REFUSE CONTAINER PICKUP POINTFAILED TO PASS BY 1 VOTE. FINAL RESULTS WERE 47 YES 8 NO AND 8 UNITS DID NOTVOTE. THE BOARD WILL CONSIDER OTHER SITE OPTIONS AT ITS FEBRUARY 20TH

MEETING.

2010 WILL USHER IN NEW REQUIREMENTS FOR AlC FREON . THE OLD FREON 22, WILLBE PHASED OUT OVER TIME AND REPLACED WITH 410 A WHICH REQUIRES A LARGER 3/8SUCTION LINE . APPROXIMATELY 53 % OF OUR UNITS DO NOT MEET THIS REQUIREMENT.WARRANTIES FOR NEW UNITS INSTALLED THAT WILL UTILIZE FREON 410 A WILL NOTAPPLY UNLESS UNITS HA VE THE LARGER SIZED LINE . SINCE THE OLD FREON LINESWERE INSTALLED 35 YEARS AGO AND WE HAVE EXPERIENCED CORRISION PROBLEMS,ALL 63 SUCTION LINES NEED TO BE REPLACED. AN ACESS PANEL WILL NEED TO BEINSTALLED IN EACH MASTER BEDROOM CLOSET, TO REMOVE FREON LINES ANDINSTALL NEW.

DURING THE REPLACEMENT OF REFRIGERANT LINES, 2 SETS OF CAT 5 CABLE WIL BEINSTALLED, 1 SET TO HANDLE THE WIRLESS NETWORK, AND THE OTHER TO PROVIDEFOR EQUIPMENT MONITORING, WATER SENSORS, SMOKE, FIRE ALARMS, AND TEMPSENSORS. THIS WILL GIVE THE ASSOCIATION THE CAP ABILITY TO MONITOR EACHUNIT INDIVIDUALLY AND ANNUCIATE OUT IF THERE IS A PROBLEM. THIS MAY RESULTIN LOWER INSURANCE COST TO EACH OWNER A D THE ASSOCIATION.

COMCAST IS PROVIDING ALL COAX CABLE AND EQUIPMENT TOUPGRADE A BUILDINGS CABLE WIRING. NEW WIRING WILL GIVE OWNERS IMPROVED TVRECEPTION, ACCESS TO NEW MOVIE DOWNLOADS AND HIGH SPEED INTERNET. MOVIESON DEMAND AND HIGH SPEED INTERNET ARE OPTIONAL SERVICES.
