    It is agreed between the Vendor and the Purchaser that theVendor agreed to sell and the Purchaser agreed to purchase thesaid property for the sum of Rs.59,116/- free from encumbrances.

    The Purchaser has paid sale consideration of Rs.45,OOO/-(Rupees Forty Five thousand only) through D.O.     The purchaser shall bear all expenses of sale such as stampduty, registration fees etc., in ~espect of the sale deed ordeeds.

    The said property will be convey in whole or in parts infavour of the purchaser or purchasers their nominee or nominees.

    Time is not the essence of this contract.

    The Vendor assures the purchaser. that the Vendor is noencumbrances, charges, mortgages .0:1': subsisting agreement of salein respect of the said property in favour of any person orpersons.

    The land is not an assigned land within the meaning of A.P.Assigned lands (Prohibitionof T:t.>insfers)Act 9 of 1977 and itdoes not belong to and is not under mortgage to Govt. or theirAgencies/Undertakings, and that there are not surplus landholders under A.P. Land Refo:cms (Ceiling on AgriculturalHoldings) Act 1 of 1973.

    The vendor is unable to execute the sale transaction and getthem registered personall-ydue to domestic pre occupation.

    The purchaser agreed to act in the name and on behalf of theVendor as Agents of the Vendor.

    The Vendor hereby authorise the said purchaser jointly to dothe following acts in the name on behalf of the Veldor namely-

    reasonable in his absolute discretion and receive the earnestmoney and acknowledge the receipt of the same.

    To sell the said property to the sub agreement holders ortheir nominee or nominees.

    To execute the sale deed or sale deeds in favour of the subpurchaser or purchasers, received the consideration money topresent the sale deed or deeds executed by them in favour of thesub purchaser or purchasers before the concerned RegisteringOffice, admit execution and receipt of consideration and procurethe registration of the said deeds.

    To execute sign and file all the statements, petitions,applications and declaration etc., necessary for an incidentalto the completion of registration of the said deed/deeds.

    To develop the said property by making construction.

    To complete the sale of the said property and handover thepossession of the said property to the sub purchaser /purchasers.

    To appear and act in all courts, civil, criminal revenuewhether original or appellate in the Registration and otheroffices of the state and Central Government and of local bodiesin relation to the said property.

    To sign and verify plaints, written statements, petitions ofclaims and objections of all kinds and file them in such courtsand offices ~;;;,1advocates and other leqal

    practitioners to file and receive back documents to deposit andwithdraw moneys and grant receipt inrelation to the saidproperty.

    Generally to act as the Attorney or Agent of the Vendor inrelation to the said property in relation to the mattersaforesaid and to execute and do all deeds, acts and things inrelation to the said property as fully and effectually in allrespects as the Vendor himself would do if personally present.

    The Vendor for himself, his heirs, executors, successors,legal representatives, administrators, and assignees herebyratify and confirm and agree to ratify and confirm all the acts,deeds and things lawfully done by the said Attorney namely thepurchaser in pursuance of these presents.

    The stamp paid on the said property is Rs.80,500/- at therate of Rs.300/- per Sq. yard, stamp duty is paid on marketvalue, on this document in pursuance of Clarification of I.G. ofR& Sand CCRA in Para II (5) (i) of his ProceedingNo.MV/18289/95, Dated:1-7-l995.
